The Sabal Point Property Owners Association is one of three homeowners associations (HOA) in the larger Sabal Point Community in Seminole County, Florida. Our SPPOA HOA consists of three villages:

  1. Cypress Landing
  2. Whisper Wood I
  3. Whisper Wood II


Our three villages are communities that are deed restricted with a total of 179 homes. Our SPPOA HOA website comes with documents and forms that can be found easily. These documents serve as a framework to help all homeowners maintain a friendly and healthy environment and support to keep their property in an appearance which adds value to everyone's property. Any time a homeowner wants to make a change to the exterior of their home; roof, paint, fence, etc, they will need to complete the necessary ARC forms.

  1. Contact: If you have a question or need help, please leave your contact information.
  2. Documents: Architectural Review Forms(ARC), Articles of Incorporation, Covenants and Restrictions, Governing Docs, Residential Planning Criteria, Meeting Minutes.
  3. Board: Board members information, Estoppel Letters please contact the Treasurer directly and a complete Letter will be provided by the Treasurer.
  4. News: Board meetings are held every first Thursday of every month at 6:30pm via Zoom. Please leave name and email on the 'Contact' page or contact the President directly via the website email to be invited to join.
  5. Events: Board meeting reminder and misc.





There is a lot of great talent from many within our community. We all come with experience from so many different fields of knowledge that can be shared to keep our community running as best it can and at the same time keep our dues as low as possible. We, on the Board, are constantly looking for help from those talented Homeowners to join us on a regular basis and eventually become members on the board to carry on the necessary functions that sustain our community. Please join us whenever you can on our monthly Zoom meetings.
